There is a quiet assumption that downsizing means settling for less. Less space, less light, less comfort. This Bethlehem home was designed to prove otherwise. It is a considered, single-level Passivhaus Standard home for people who have worked hard, built well before, and see no reason to give up the quality they have come to expect.

A smaller home with nothing missing

At 170.7 square metres, the home is manageable without ever feeling modest. Three bedrooms each have their own ensuite, so guests, family and grandchildren all have a space of their own. The kitchen, dining and lounge flow as one generous room, lit from above by clerestory windows (high-level glazing that brings daylight deep into the home) over the kitchen.

Outside, a covered living and dining area with its own outdoor kitchen sits beside a limestone feature wall, with a long skylight over the entry and outdoor space. A secure garage and a spa pool complete a home designed for the way you actually want to live.

Passivhaus Standard, explained plainly

The Passivhaus Standard is a rigorous, internationally recognised approach to building performance. In practice, it rests on a few things done exceptionally well:

  • Airtightness: the building envelope is sealed so there are no uncontrolled draughts, which keeps warmth in and moisture out.

  • Thermal bridge-free detailing: thermal bridging means the weak points in a building’s insulation where heat escapes, and each junction is designed to eliminate them.

  • Triple-glazed windows and doors in uPVC frames, set into a fully insulated slab and walls.

  • Heat recovery ventilation: a continuous supply of fresh, filtered air that recovers heat from the air leaving the home.

For the person living here, the result is a home that feels even and comfortable in every room, all year round, with clean air and very low running costs. Ten solar panels help offset what little energy the home does use.

Our team is led by Tony Biesiek, a Certified Passive House Designer who has completed more than 1,100 commissions since 2002. That experience shapes every detail of this home, from the position of each window to the way the roof falls.

Low maintenance, genuinely lock-and-leave

Downsizing should free up your time, not fill it with upkeep. The materials have been chosen for durability and a premium finish, so there is little to repaint, replace or worry about. Whether you are away for a weekend or a winter, you can lock the door and go.

Five minutes from the town centre

The home sits within an easy five minute walk of Bethlehem Town Centre, close to cafés, shopping, healthcare and everyday amenities. It is a location that makes day-to-day life simple, without a car trip for every errand.
