Formance SIPs & Passivhaus Standard homes

There's a material doing a lot of the quiet work behind our high-performance homes, and it's not one most clients ask about by name. It sits inside the walls and roof, out of sight the moment the build is finished, and yet it has more influence over how a home actually performs than almost anything else we specify.


Structural insulated panels, or SIPs, are large, factory-made panels built from a rigid insulating core sandwiched between two structural facings. Instead of building a wall stick by stick on site and insulating it afterwards, the insulation and the structure arrive as one finished component. That precision matters. A wall built this way has fewer gaps, fewer weak points, and far more consistent performance than a conventionally framed one.


Of late, we've been specifying Formance SIPs panels in particular, after seeing the results they consistently produce in our energy modelling at the design stage. Energy modelling is a simulation process we run early in design, testing how a home will actually perform thermally well before a single panel is built, and it's given us real confidence in what Formance's construction tolerances deliver in practice. Our construction partners are the ones on site installing and working with the panels, and it's been satisfying watching that modelled performance translate into the physical build. The panels themselves are manufactured to close tolerances, which goes a long way toward reducing thermal bridging, the points in a building's structure where heat can escape more easily and undermine otherwise good insulation. Fewer weak points means a more even, more comfortable internal temperature year-round, and less strain on whatever heating or cooling system the home relies on.


This is exactly the kind of detail that separates a genuinely high-performance home from one that simply looks the part. As a Certified Passive House Designer, Tony has always treated high performance as the baseline for every project we take on, not a premium extra reserved for clients who ask for it specifically. Getting there reliably depends on decisions like this one, made early, about what actually goes into the walls. Achieving the airtightness and thermal performance that the Passivhaus Standard demands isn't about one clever idea. It's about a series of well-considered choices working together, and the building envelope is one of the most important of them.


We've recently specified Formance panels on two projects that show this well: the Omata High Performance Home and our Beach St project. Both are new builds designed from the ground up around the same principle, that comfort, efficiency and design quality should never be in tension with one another. Watching the panels go up on site at Omata in particular, it's been satisfying to see the theory behind high-performance design translate so directly into the physical build, panel by panel.


It's a reminder that the parts of a home nobody ever sees are often the parts that matter most to how it actually feels to live in. A beautifully considered floor plan and a stunning outlook are only part of the story. The building envelope, quietly doing its job inside the walls, is what makes a home genuinely comfortable through a hot Bay of Plenty summer or a cold Taranaki winter, not just handsome in the photos.
